One of my 3 main objectives is to remove Concord from the management of this condo. The below information has already been circulated to 90+ Owners but for those who are tenants or Owners who may have moved, the information is repeated FYI:
Here are some of the issues regarding Concord Management:
- Problems with the utility billing firm This year American Utility Management (AUM), was found to still be handling our utility billing 4 years after Concord claimed to have fired them for providing bogus bills to residents. They were not fired despite claims of that time that they would no longer be used. Details at: http://aumsucks.blogspot.com
- Sweetheart Management Contract 2 months before the Owners took control of the condo the 3 member Board, consisting of 2 Developer appointed members and one Owner called a BOD meeting and voted 3-0 to give Concord a 3 year management contract. Up until then they worked on 1 year contracts. At the same meeting the BOD approved by 3-0 vote giving the Developer prime office space in the Clubhouse for no cost to them, so long as they had even 1 unsold unit at NCC. - Commingling of Our Dues with the Developers account, six weeks of inquiries to their then District Manager, asking why our funds were going into a developer account, were ignored and only when an official complaint to the Dept of Business and Professional Regulation was made did Concord audit the accounts and return our money.
- Message Board Disparaging information was put onto a private condo board regarding the husband of a NCC Owner and a terminated Concord maintenance worker. The poster used 3 alias's but the posting ISP remained the same. The posts were only made on days and times that the office was open. Inquiries to the Concord DM to see if the ISP number matched those of the office computers were not acted upon. Board is at: http://nautiluscove.proboards.com/index.cgi?board=general
- Turnover of Maintenance Staff We have gone through 8-9 Concord maintenance people since 2007, many quit and at least one was fired after being here the longest (10 months). Such excessive turnover of staff is not helpful to the smooth running of NCC.
- Management Office Owners and tenants complain about difficulty in reaching the office by phone and they also say they find it unmanned during normal office hours. Complaints continue about the attitude and lack of co-operation by the CAM.
- Board Member works for Concord The 10 page Concord Management contract lists our Developer BOD member (at page 9) as having a financial connection to Concord. ie: he works for Concord. ("Statutory Disclosures: Manager (Concord) is directly responsible for the payment of compensation to Norman Knight, an Association Board Member.") Inquiries to him as to what he does for them and what he is paid got the reply that he did not want to provide the information.
