The Snowbird Club sponsored by the Noah's Ark Ministry is one of the oldest in the region being founded in 1973.
Boasting some 1000 club members, winter activities are open to all winter visitors and locals. The club is led by its members, financed by it's members, and is for the recreational, social, fellowship, travel, enjoyment, and worship needs of all who participate. Facilities are provided by the Alabama West Florida Conference of the United Methodist Church. All of any creed or faith are welcome to participate in our daily activities.
The Member Desk is open November through March 10 a/m. to 4 p.m., Monday - Friday. Potential club members can stop in anytime for info and a tour.
The ministry is located across from the Ramada Inn at 12902 Front Beach Road on Panama City Beach.

Bay County- Zoo World in Panama City Beach had a special New Year’s treat for their animals on Saturday.

Donated Christmas trees were covered with peanut butter, cheerios, and fruit roll ups as ornaments.
Presents were even put under the tree for animals to un-wrap and play with
Zoo World officials say that the purpose of doing this is to enrich the animals both mentally and physically.
Stephanie Willard, the director of education at Zoo World says that each year they always put donated Christmas trees in exhibits for animals to play with, but this year they're making it special.
"What we do usually is people donate trees and we'll throw them in and let the animals play with them. Big animals like lions and tigers like to rub on them to get the smells. Today, we're actually going to do some decorating and put some extra little treats on them," said Willard.

With the new Board of January 2013 we need to secure our own independent legal representation.
The firm now used, Hess and Applebaum PA, also represents the condo Developer and Concord Management, a clear conflict of interest with them also representing us, and they have on multiple occassions given questionable advice to the Association and they could not be relied on to give independent advice if we contract for another management firm.
I have looked for some condo lawyers and the below 3 which I suggested to the Board, all are experienced condo lawyers.
Since the first two of these are major legal firms either would be well qualified to assist in a change of management firms in 2013. Both have very interesting Q and A sections about condo issues.
The 3rd is a smaller local firm which is very familiar with NCC and was the firm I used in my 3 year litigation against the Developer controlled Boards for permitting violations of our rental requirements here at NCC.

Here are some of the issues regarding Concord Management:
- Problems with the utility billing firm This year American Utility Management (AUM), was found to still be handling our utility billing 4 years after Concord claimed to have fired them for providing bogus bills to residents. They were not fired despite claims of that time that they would no longer be used. Details at: http://aumsucks.blogspot.com
- Sweetheart Management Contract 2 months before the Owners took control of the condo the 3 member Board, consisting of 2 Developer appointed members and one Owner called a BOD meeting and voted 3-0 to give Concord a 3 year management contract. Up until then they worked on 1 year contracts. At the same meeting the BOD approved by 3-0 vote giving the Developer prime office space in the Clubhouse for no cost to them, so long as they had even 1 unsold unit at NCC. - Commingling of Our Dues with the Developers account, six weeks of inquiries to their then District Manager, asking why our funds were going into a developer account, were ignored and only when an official complaint to the Dept of Business and Professional Regulation was made did Concord audit the accounts and return our money.
- Message Board Disparaging information was put onto a private condo board regarding the husband of a NCC Owner and a terminated Concord maintenance worker. The poster used 3 alias's but the posting ISP remained the same. The posts were only made on days and times that the office was open. - Turnover of Maintenance Staff We have gone through 8-9 Concord maintenance people since 2007, many quit and at least one was fired after being here the longest (10 months). Such excessive turnover of staff is not helpful to the smooth running of NCC.
- Management Office Owners and tenants complain about difficulty in reaching the office by phone and they also say they find it unmanned during normal office hours. Complaints continue about the attitude and lack of co-operation by the CAM.
- Board Member works for Concord The 10 page Concord Management contract lists our Developer BOD member (at page 9) as having a financial connection to Concord. ie: he works for Concord. ("Statutory Disclosures: Manager (Concord) is directly responsible for the payment of compensation to Norman Knight, an Association Board Member.") Inquiries to him as to what he does for them and what he is paid got the reply that he did not want to provide the information.
